Free Coaching
The home buyer who works with the coach will not pay anything to anyone at anytime. Here's why: the coach is paid from a portion of the fees paid by the seller at closing. This is how it works:
- When the sale is finalized (at "closing") the seller pays a commission for the sale of his house
- The commission is then divided between the buyer's broker and the seller's broker (for the services they each provide)
- Each broker then pays a portion of his commission to his Realtor® (for the work the Realtors® performed)*
- When a coach is involved in the transaction, the buyer's broker will pay the coach from the Realtor® commission
This synergistic arrangement works for all parties:
Buyers get free coaching. Home buyers don’t buy every day; without guidance the experience of buying a home can be intimidating – even harrowing. Even successful real estate transactions can require buyers to choose between often unclear options. Realtors® are referred ready buyers. Every real estate agent enjoys working with homebuyers who are ready, willing and able to purchase a property. Buyers who are coached by Emily Barnes will be pre-approved for a mortgage loan, understand what is involved in buying a house, and know what they can afford, where they want to buy, and what aspects of the purchase are important to them. Realtors can expect referrals to be ready, willing and able to buy. As a result, the agent's primary focus will be to help the referred buyer find the right home and prepare adequately for closing the real estate transaction.
*It is important to note that Realtors® are allowed to receive payment ONLY from their own broker and never directly from an agent or consumer for any services rendered in a real estate transaction. Regulations such as this are designed to protect consumers from potentially unscrupulous realtors.
